Seller’s Info

Whether you’re planning to sell in the coming months or just getting ahead of the game,
there’s no better time to start preparing. Selling a home involves more than just handing over the keys,
it comes with its own set of exciting responsibilities and opportunities.

Here’s your roadmap to navigating the selling process like a pro, so you can focus on what’s next with confidence.
Let’s turn your “for sale” into “sold!

Prepare Your Home for Sale

Preparing Your Home
for Sale:
The Key to a Successful
First Impression

Before you plant that “For Sale” sign in your front yard, there’s some essential work to be done. Think back to your own experience as a buyer—remember how quickly you noticed the smallest details and imperfections? That door that never quite closed right or that leaky faucet you never fixed? Buyers will notice too. Start tackling those repairs now—even if your move is still months or even a year away. Not only will this save you time and money later, but you’ll also enjoy the results while still living in the home.

If you’re planning to make upgrades, begin where the buyers start: at the curb. First impressions matter, and the exterior of your home plays a major role. A well-maintained yard, freshly painted trim, a clean driveway, and a welcoming front walkway set the tone for what’s inside.

Inside the home, focus your efforts where it counts most. The kitchen still offers the best return on investment, followed closely by updates to the bathrooms. Keep the updates subtle—neutral colors and simple décor appeal to the broadest range of buyers, while major renovations may not give you the return you expect. If your kitchen feels outdated or your carpets need replacing, consider offering buyers credits to allow them to make their own improvements.

Finally, it’s time to declutter. A clean, open space helps buyers envision their life in your home. Clear out the excess, whether it’s overflowing closets, crowded rooms, or a cluttered yard. This not only makes your home more attractive, but it also helps you start the packing process early—making the whole transition smoother when the time comes.

Get Your Paperwork Together

Get Your Paperwork Together

Once you’ve signed the Listing Agreement with me, I’ll guide you through every step of preparing your home for sale. As your dedicated real estate expert, I’ll help you gather all the necessary documents and ensure everything is in order for a smooth process.

Here’s a quick look at some of the key documents you’ll need to provide:

  • Pay-Off Notice: A letter to your mortgage lender stating your intention to pay off the home loan when the sale occurs.
  • Assessments or Easements: If there are any tax assessments or easements on your property, these will need to be included in the purchase contract.
  • Property Taxes: Proof of the property taxes you've paid to date.
  • Utilities: A record of the past 12 months of utility bills.

You’ll also want to consider which items in the home you plan to take with you—whether it's that heirloom chandelier or the washer and dryer you recently purchased—and which items can stay behind as part of the sale. I'll be here to guide you through this process, ensuring you’re clear on what to keep, what to leave behind, and what might need to be put away or replaced before listing your home.

With my support, we’ll make sure that every detail is taken care of, setting you up for a successful sale from start to finish.

Price Your Home for Sale

Price Your Home To Sell

There are several factors that will influence the success of your home sale. While some, like the location, interest rates, and broader economic conditions, are out of your control, others are within your reach to improve. These include the condition of the home, the timing of your sale, and the strategy you employ to market and price your property.

If possible, waiting for the right time to sell—such as during the spring or fall when the market tends to be more active—could help your home sell faster. But even more crucial is pricing your home correctly from the start. A well-priced home can attract the right buyers quickly, while an overpriced home may sit on the market for much longer than you’d like.

As your dedicated real estate professional, I’ll work closely with you to price your home competitively. Together, we’ll study the local market, research comparable properties, and assess current market conditions to determine the best price. This is where the “comparative market analysis” (CMA) we discussed will be invaluable.

To get an even better sense of where your home stands, we’ll also take a look at your competition. Here’s what we’ll consider:

With this information, I’ll help you position your home in the best possible light, ensuring it stands out to buyers and attracts strong offers. Together, we’ll make sure your home is priced just right to sell quickly and for the best price.

  • Your competition: How many properties similar to yours are currently on the market in your neighborhood?
  • Listing prices: What are other homes like yours being listed for?
  • Selling prices: What have similar homes recently sold for?

Market Your Home

Creative Marketing Strategies
to Sell Your Home

Selling a home is all about getting the word out to the right buyers, and that starts with a strong marketing plan. As your trusted real estate professional, I’ll work closely with you to create a customized strategy designed to showcase your home to the largest audience possible.

In addition to traditional methods, we’ll leverage proven marketing tools to ensure maximum exposure for your listing. We’ll start by sending out Just Listed postcard mailers to your neighborhood and to potential buyers in your area. I’ll also run targeted social media ad campaigns to reach buyers online who are actively looking for homes in your market. Plus, I’ll send email alerts to buyers who’ve shown interest in homes like yours, along with other real estate agents and past clients who may know someone looking for a property just like yours.

To truly make your home shine, we’ll arrange for professional photos, including stunning drone shots, to capture your property from every angle. In addition, I’ll create a custom property website where interested buyers can find all the details, high-quality images, and video tours of your home—all in one convenient place. This allows buyers to experience your home in an engaging way and makes it easier for them to visualize themselves living there.

By combining these traditional and modern strategies, we’ll give your home the exposure it needs to sell quickly and for the best possible price.

Prepare Your Home for Showing

Getting Your Home Ready for a Successful Showings

Once we’ve agreed on the market price and marketing strategy, the next crucial step is preparing your home for potential buyers. First impressions matter, so giving your home a thorough cleaning is essential. Clean the drapes, carpets, and furniture, and eliminate any clutter. The goal is to make your home look as neutral and inviting as possible—almost as if no one lives there. This creates a clean slate where buyers can imagine themselves making the space their own.

If you’d like extra help with this, I can recommend professional home staging services. A stager can use what you already have to highlight your home’s best features and create an appealing flow between rooms. They’ll also have a keen eye for determining which personal items should stay out and which should be tucked away to allow the space to shine.

When it comes to the exterior, curb appeal is just as important. Keep the lawn neatly trimmed, prune the rose bushes, and remove any weeds. Store away garden tools, hoses, and any other items that could create clutter. Be sure the exterior lighting works and is bright. Also, keep an eye out for any stray flyers, newspapers, or handouts that might collect at the front door or driveway.

Inside, we’ll focus on brightening up the space. Open the curtains, turn on the lights, and clean the windows to let in natural light. Declutter surfaces like kitchen counters, bathroom sinks, and coffee tables. Make all the beds and give your bathrooms and kitchen a deep clean. Vacuum throughout the home, paying special attention to corners where dust or cobwebs may have settled. And don’t forget the trash—make sure it’s taken out before a showing.

If you have pets, it’s a good idea to keep them in a safe, quiet place during showings, whether that’s in the garage, basement, or at a friend’s house. Ideally, it’s best to be away from home during showings or open houses. If you happen to be there, I recommend greeting potential buyers and then politely excusing yourself to give them space to envision the home as their own.

This is your home’s time to shine—and with these simple steps, we’ll help ensure it makes the best possible impression on every visitor.

Respond to an Offer

Navigating Offers:
Choosing the Best Option
for Your Home Sale

As the offers start to roll in, it’s important to review each one carefully to determine the best path forward. Depending on the market conditions, you may receive multiple offers from interested buyers, each with varying terms. These offers will typically include the proposed price, closing date, move-in date, financing options, and contingencies such as an appraisal or the sale of the buyer’s current home.

I’ll be there to help you navigate these variables and evaluate each offer thoroughly. Together, we’ll discuss whether to accept, counter-offer, or reject each proposal based on what works best for your timeline and goals.

In the event that you receive multiple offers, I will present each one in the order it was submitted. You won’t need to make a decision until you’ve had a chance to review all the offers. If you decide to accept or counter more than one, we will establish a clear order of precedence—designating one offer as the primary and the others as backup offers. This ensures that we avoid the possibility of selling your home to more than one buyer.

With my guidance, we’ll ensure that every step of the negotiation process goes smoothly, helping you make the best decision for your sale.

Complete the Settlement

From Offer to Closing:
What to Expect

Once you’ve accepted an offer on your home, the next steps include a series of inspections. Expect your property to be assessed by a housing inspector, a termite inspector, an appraiser, and possibly other specialists. Based on these inspections, the buyer may request repairs or improvements—such as fixing a leaky faucet or addressing a roof issue. I’ll be there to help you decide whether to fulfill these requests, negotiate, or stand firm, depending on how it affects your deal and your priorities.

During this busy time, it’s important to keep your home in show condition, as the sale hasn’t officially closed yet. The deal could still fall through, so we want to be prepared in case we need to show the home to other potential buyers. At the same time, the buyer will be working with their lender to finalize the financing for the purchase. Once the buyer has received written loan approval, we can set a closing date.

Before the deal is finalized, there will be a final walk-through. The buyer will inspect your home one last time to ensure everything is in working order and that any agreed-upon repairs have been completed.

Once everything is signed and sealed, it’s time for you to prepare for your move. Notify utility companies to transfer your accounts to your new address, and start packing! Congratulations, you’ve successfully sold your home!
